For first home buyers in Bathurst and Lithgow, government incentives can make the difference between waiting years to buy and stepping into the market sooner.
From reduced deposits to stamp duty exemptions, there are several schemes available in 2025 that can save you thousands.
First Home Buyer Assistance Scheme (FHBAS)
The First Home Buyer Assistance Scheme provides stamp duty exemptions or concessions for eligible first-time buyers in NSW.

What You Can Save:
Full exemption on stamp duty for homes up to $800,000
Concessions on stamp duty for homes valued between $800,000–$1 million
Eligibility:
Must be your principal place of residence
You must live in the home for at least 6 months
You cannot have previously owned property in Australia
These savings can dramatically reduce upfront costs and free up your deposit for other expenses.
First Home Owner Grant (FHOG) – New Homes Only
If you’re buying or building your first new home, you may be eligible for the First Home Owner Grant (FHOG).

Grant Details:
Receive $10,000 towards your first new home
If you purchase a newly built house, townhouse, apartment, unit or similar the purchase price must not exceed $600,000.
If you purchase vacant land and sign a building contract with a builder then we add the value of the vacant land plus the value of the comprehensive home building contract plus the cost of any building variations done together. The total combined cost must not exceed $750,000.

Eligibility:
You must not have received an FHOG in Australia before
You must live in the home for at least 6 months
You must not have owned property previously (with some exemptions if purchased but never lived in it)
